This PARKING AGREEMENT (“Agreement”), is made and entered into, by and between Sophie H. Mixon of Happy Soul Spa and Massage Center at 3679 Finwood Road, Dunellen, New Jersey 08812 (“Tenant”) and Isabella K. Wright at 238 Northwest Boulevard, Cliffside Park, New Jersey 07010 (“Landlord”).
The Landlord, the legal owner of the lot located at 3681 Finwood Road, Dunellen, New Jersey 08812 (“Property”), agrees and authorizes the lease of the Property to the Tenant according to the terms and conditions set forth in this Agreement.
This Agreement shall be effective for three (3) years, starting May 5, 2022, until May 5, 2025 (“Term”), and shall be renewable for another Term until fully terminated.
The Property is a vacant parking space with a small guard house. The Property can fit twenty (20) cars and has sufficient space for motorcycles, bicycles, and scooters.
The Tenant shall utilize the Property only for commercial use related to the pursued business functions. The Tenant is prohibited from using the Property for other reasons other than the stated purpose in this Agreement.
The Landlord prohibits the Tenant from making changes such as repainting walls, placing compartments, and building structures in the Property. Furthermore, the Landlord prohibits the Tenant from storing and bringing combustible and flammable materials in the Property.
The Tenant is responsible for following the rules and regulations given by the Landlord until the termination of this Agreement. Moreover, the Tenant is obligated to pay the rental fees on time.
The Tenant shall pay the rental fee of $2,200.00 every 14th of the month until the termination of this Agreement. If the Tenant fails to pay on time, a penalty fee of $100.00 shall be imposed by the Landlord.
This Agreement shall be governed by and interpreted in all the laws of the State of New Jersey where the Property is located.
The Landlord and Seller acknowledge all the provisions enumerated in this Agreement and agree to follow the terms and conditions until its termination.
